Terms of use
The deal, in plain English.
Using this site means agreeing to the following. Last updated 25 October 2026.
What this site is
Free, public analysis of housing, property-tax, school and court data: the Ohio Department of Taxation’s tax tables, the Ohio Department of Education and Workforce’s school finance reports and School Report Card ratings and rankings, the Supreme Court of Ohio’s court caseload statistics, Ohio’s county sheriffs’ foreclosure sale calendars, the Ohio Secretary of State’s lists of local ballot issues and their results, Zillow Research, Freddie Mac, U.S. Census publications, the U.S. Bureau of Labor Statistics’ consumer prices, unemployment and jobs, NOAA’s climate normals, Wikidata’s places, OSHA’s injury and illness records, CMS’s hospital cost reports, NCES’s school and college staff counts, OPM’s federal workforce data, the annual financial reports of Ohio’s, Indiana’s and Florida’s cities and counties as the Ohio Auditor of State, the Indiana State Board of Accounts and the Florida Auditor General publish them, FEMA’s National Risk Index, HUD’s Fair Market Rents, county assessment rolls compiled by AssessorSearch, and the Montgomery County Treasurer’s public sales and appraisal files. Every page says where its numbers come from and how they are computed.
Independent, and not a government site
This is a private, independently run website, built and paid for by two members of one Ohio family — the about page says who and why. It is not a government service. It is not operated by, affiliated with, endorsed by or acting on behalf of the State of Ohio, the Ohio Department of Taxation, the Ohio Department of Education and Workforce, the Ohio Secretary of State, the Ohio Lottery, any county auditor, treasurer, Board of Revision or board of elections, or any other public body.
Those bodies publish the data. We read it, compute from it and cite it; they have no involvement in what appears here, and nothing on this site should be taken as an official communication from any of them. Only your county's own statement is authoritative about your bill.
No political affiliation and no political funding
This site is not affiliated with, funded by, controlled by or coordinated with any political party, candidate, campaign, political action committee or ballot-issue committee. It receives no money, direction or review from any of them, and it does not accept payment for coverage, placement or links. Nobody is paid to appear here and nobody pays to appear here.
The site sometimes links to outside organisations, including advocacy groups and campaigns, from its pages or from the announcement banner at the top of the site. A link is not an endorsement — not of the organisation, its funding, its arguments or any ballot measure it supports or opposes. It means we think you may want to see what someone else is saying, and outbound links are marked so search engines read them the same way. What those sites say is theirs; the figures on this site stand on the public records cited beside them.
Estimates and published figures, not advice
The tax check is an estimate built from public data; school and county figures are the state’s own, reproduced or recomputed. None of it is tax advice, legal advice, financial advice or an appraisal, and it is no substitute for your county's own figures or for professional counsel. Your actual bill is set by your county, and only your county's statement is authoritative. Decisions you make from these pages are your own.
School ratings and rankings
Star ratings, test scores and Performance Index rankings are the State of Ohio’s own measures, published on its School Report Cards. Where this site ranks districts among themselves or averages them by county, it does so from the state’s figures, and says how. They measure test results and growth; they are not our judgement of any school, district or teacher, and they are not advice on where to live or which school to choose.
No warranty, honest effort
We work hard on accuracy — sources are named, methods published, and calculations checked against real county records — but the site is provided as is, without warranty of any kind. Data upstream of us can be revised, late or wrong, and to the fullest extent the law allows we accept no liability for losses arising from use of the site.
State files are sometimes revised, late, or filed under a heading that misleads — money recorded under the wrong source, for example. We publish them as the state filed them and correct only by a dated note, never by quietly changing a figure.
Fair use of the site
Don't abuse it: no flooding the forms, scraping at volumes that degrade it for others, probing for vulnerabilities, or submitting deliberately false numbers into the anonymous pool. Automated access is rate-limited.
Your submissions
Numbers you submit are anonymous and become part of the site's pooled data; a saved analysis is visible to anyone holding its link. Submit only figures you are entitled to share.
If you keep a check
An account is optional, is tied to one email address, and can be deleted by you at any time from your account page. We may close an account used to abuse the site.
Quoting the site
Quote and share figures freely, with a link to the page they came from. The underlying data belongs to its publishers.
Changes
These terms and the site itself may change; the date above moves when they do. Continued use after a change is acceptance of it.
